Once you leave the cities and the built-up townships around Saginaw, most homes aren’t on municipal water and sewer — they run on a private well and a septic system. If you’re buying, building, or replacing a system out here, the Saginaw County Health Department handles the well and septic permits, and it checks the soil on each site before a system goes in. Soils vary a lot across the county, and that affects what kind of system a given lot will take.

One thing Michigan doesn’t have is a statewide rule forcing a septic inspection every time a house is sold — and Saginaw County isn’t one of the local areas that requires one on its own. So if a home runs on septic, it’s smart to ask the county for any records and to have the system checked before you close, even though no one is making you. The health department can run that kind of evaluation if you ask.
