Live in a Michigan village? You pay an extra layer of property tax

Money and taxes

property tax villages michigan

If the place you’re buying is an incorporated “village” — like Holly, Milford, Schoolcraft, Vicksburg, or dozens of others around Michigan — here’s something that surprises a lot of buyers. In Michigan, a village runs its own local government but stays part of the surrounding township, unlike a city, which is fully separate. That means village residents pay village property taxes on top of their township taxes. So a home inside the village limits is usually taxed at a higher total rate than a similar home just outside the village line, even in the same township and school district. It’s not an error on your bill — it’s the village layer. (One thing to double-check: a few Michigan villages have reincorporated as cities over the years, which changes the picture, so confirm your community’s current status.) If you’re comparing homes near a village boundary, check the exact rate for the specific address — our calculator can help — because crossing that line can change what you owe.
